It sounds like you should try flipping the reverse switch on your ceiling fan. When it's blowing hot air down it's on the winter setting.

It depends on your credit but they are offering 5.6% 30 year mortgages where I live. Personally my goal is to pay off my mortgage way before retirement. 15 0r 20 year mortgages will have even lower rates. If you are paying 10% now you should be able to get a lower rate even with borrowing 10k more. ...

I just purchased OSB subfloor for 5.99 a sheet at Home Depot to make a repair.
I just saw some 400k+$ homes being built using OSB and it's a good bet the floors in them are intended to last at least 30 years!

Not sure what product "Fill" is but have you tried using either "Bondo" auto body filler or a two part (stinky) epoxy wood filler ? Also, are you using a power sander? A small finish sander is not very expensive and should produce a smooth surface.

I would not go to all that trouble to install sliding closet doors! People who have them hate them because they shut off access to at least half the closet at all times. I was looking at your photo album and I was wondering what type of floor you had in your old '75? Was that laminate or the Novalis vinyl? How did it hold up? It looks good.
