Well for starters you can use a generic gas valve. Your furnace man should know this. And I found this, says it is a replacement for that model.

Usually you want around 50 - 70 PSI. Most water fixtures are rated good for up to like 80 PSI I think. But 50 - 70 PSI is the normal we usually shoot for.

FYI The only reason why this brand Rinnai was not certified for mobile home use before was that they were not "field convertible". Meaning that when you bought one, it was either for Propane or Natural Gas and could not be switched in the future. Now they have a kit to change from Natural ...

That sounds pretty wacky. I know on newer ones the usually have a fresh air vent in with the HVAC indoor unit. Being in the sun or being in the shade won't affect it either way. It would not be a could idea to cover it or enclose it. It needs to have good air flow around it for it to function properly. You should start elsewhere if you looking into trying to saving energy.

Sounds like the collar that joins the unit to the duct work possibly. If you can you can try and cut out a section of the ductwork directly underneath the unit (the blower/coil) and you should be able to reach up in there and possibly patch the leak or repair it. Or least see it better.
