A mh wh has the combustion area pretty well sealed from intake to exhaust, a standard wh is not. Besides increased fire risk, you also greatly increase the chances of a carbon monoxide incident from backdrafts down the flue. Not a good thing to risk your lives over.

I would GUESS that the chrome trim around the handles should unscrew. IF there is a set screw on the spout, it would be on the bottom, right where it comes out of the wall, which I can't see in your photo. Wow, that's really close to the ground! I think it is odd that the belly is sagging that much. If you are sure there is no water gathering inside the belly in that area, probably the best you could do at this point would be to try to slide some 2X4s under there on edge to provide gaps for air flow.

What is under the paper? Wood? If it's like my "87, the original paper has a thin plastic coating on it. What I did was peel that very thin plastic off by finding a loose edge like around a staple, and peeling off strips. Time consuming, but provides a better base for the new paint. I was left ...

FYI, I have a Miller ac unit, installed in 1988. It is not as efficient as the new models, but I have had zero problems with it in all that time. All I have done is give it an annual cleaning.

Betsy, you don't have to be afraid of using the pressure relief valve occasionally. My concern was for using it during drain/refill because of all the sediment that is stirred up during the process. And it is easily replaced if need be. I would think the new heater should be able to squeeze in to yo...

Here's one clue:
It will be closest to the faucet that takes the least time to get hot water when turned on. Gives you an idea as to where to concentrate the search.

If the faucets are running without sputtering, the tank is full. Don't open the pressure relief valve often, as it may easily stick open, and require replacement. Just open a faucet to allow back flow when draining. How large is your tank?

I eliminated the vibration in mine by installing piers directly under the machines. When you build your new deck, make it free standing, about 6-7" below the door sill. Do not attach to the home. Could you use metal flashing below the door?
