Lay out your concerns and complaints regarding the standards of the community and ask that they take action to enforce the community rules. Lot rents in our park (and the area) are top end $240/ month plus water (18/month). We also have government rent controls so many lot rents are considerably lower. The washer is definitely the source of the problem. Something has changed in the washer during the move and will need to be repaired.

60,000 to 80,000 single wide mobile homes, in a park, with lot rent ------ in Canada. Depending on the area I have seen mobiles (single wide) up here in parks sell for 150,000 or more. The axils are worth money if in usable condition, remove and sell. As far as the tongue is concerned it has no structural purpose. Smart park owners would insist that all tongues be removed once the home is set. Aesthetically they are as ugly as hell especially when camouflaged with plantings.

Redone mid 70s homes in our area usually sell between 60,000 and 80,000 depending on how "redone " they are.

You could trim out one of those plastic fluorescent light covers in the hole. No need to actually install a light just make it look like one.

The DIY product is sold at building supply stores. It is not as durable as a professional refinish job but it does stand up to 2-3 years use.

Spray foam.
It's purpose is to seal around window/framing and has a insulating R value. Caulking is not designed to seal around window/framing and has no R value.
The right tool for the job is always the prefered method.

Forget the rigid foam. It is way too labour intensive to use in a confined space under a home. Your best option is Roxul. It is waterproof, unlike fiberglass insulation, and available at Home Depot. Don't forget to install the vapour barrier against the floor and around under the floor joists before...
