Close call, VERY lucky

I have never used heat tape either. We have some good old cold days in the winter, but I block my vents for the winter. I have solid skirting, not insulated but 3/4" plywood (wish it was concrete board, but this was free and will do until I can afford the concrete). My pipe runs about 10' under the home. It is sitting on 4" of styrofoam and has 2 layers of pipe insulation and then wrapped in fibreglass and plastic. Never froze!

Good job on getting the fire out! That is too close!
