Regular maintenance? Really not much, the most important thing you can do is to keep LOOKING at things on a regular basis. If you notice that something doesn't look quite right take the time to investigate. Look at the roof & around doors & windows if you see any cracking or gaps take care of them.

Metal roof or shingled roof?

It is a metal roof.
I just want to make sure if it needs something that it gets done. I dont like the idea of getting something damaged because I didnt take the time to do something to prevent it! Will be changing out the wax ring in the other bathroom because of this incident lol!
