We got started--gutted the 2 bedrooms--we decided to just gut the entire mh--easier than working w old. We figure out why the ceiling was sagging--they used 2 x2, ran opp of roof rafter--good---ran to side walls--did not tie into side walls-- by supporting ends by putting a 1 or 2 x 2 the same way rafters run to support them--so the ceiling sagged--if yours is sagging this might be the problem--they did one part good,2nd wrong--the weight brought down the ceiling--not sure if I photos of? will post if so

My ? our roof is 2x2, then another 2x2 about 6 inches below and tired together by a square of paneling--have photo-is this common? I think this is another reason for sag---we are going to run 2x4 on sides and then run 2 x6 across ceiling to help support ceiling and tie in w 2x4 across--not worried about roof--we are adding a new roof--that will not touch this roof---we are putting up dry wall on walls and ceiling so want good support, photos below.

Aside from the roof leak, soft floors, rats, mice and bursted plumbing ........ how do you like it?
