Back from the dead( I took of the summer to camp) ! Me and wife wife spent 13 hrs sanding our heart pine floors wich have been down for one year with no issues.I can not find waterlox tung oil in the state of NC so I found a finish that I might go with . Tell me what you think then I will tell you what it is.Remember we want a no sheen rustic look
BtW the renovation is going into year 3 and still have not spent a night in the place yet!

What takes 3 years?
One total house gut and redo
1 Pull all rosettes from ceiling and caulk and paint.
2 Pull all batten strips tape all joints and corners and prime two coats and paint two coats
3 Strip all flooring and replace with heartpine and tile in kithcens and bath
4 pull all cabinents replace with real cabinets and rework kitchen layout
5 change all light fixtures in house
6 add recess cans and undercabinet lights to Kitchen
7 Add 2 headed 66 x 30 full tile shower to Master bath
8 put floor to ceiling stone at fireplace with a 10x6 pine mantel

Do all this by yourself with keep the pricetag under 10K it might take a while

Ohhhh, I so love your floors! I really miss the southern pine we had in our other home.

I really want to remove the carpet here and replace with southern pine again, but man the cost is really high!

Since our home is kind of decorated in a older country cottage/farmhouse style, I would really like to go with what I call the plank floor, each board being a different width than the next. We have been watching for any reclaimed wood.

LOL, I thought Hubby and I were the only ones with a 2 headed shower!

Don't feel bad we're at four years with years and years ahead of us. We plan on gutting the kitchen and redoing it with custom cabinets in the next few years. We probably are going to redry wall every room upstairs too.

The floor is beautiful BTW!

Wow, that's alot of work! Have you done the shower yet? I hate the shower in our bathroom, it's so tiny, it's one of those telephone booth thingys. I am contemplating a bigger shower, but not as big as the one you have. I'd love to see a picture!
