1985 trailer home 900 sq ft single wide in North Carolina

needs major renovation;
here is what we are getting done and I'd love to hear what you would charge/or pay to have this done.I'll let everyone know later what the contractor quoted us...

-main bathroom-fix tub,new toilet,new vanity,sheetrock walls,paint
-add a 1/2 bath(toilet/sink)(right now it's only a 1 bathroom)
-carpet 2 bedrooms plus den
-pergo type fake wood in living room and halls
-patch and paint all walls and ceiling except for den(keeping it panelled)
-paint exterior
-repair storm door on front replace storm door on back
-repair hand rail on deck and front entry door
-vapor barrier under home
-demo and dump
-new counter top in kitchen(laminate)
-linoleum or cheap pergo in kitchen


Just estimates/guesstimates are fine-I'd love to know are we in the right ball park for price..

I was quoted $13,000
I was hoping it would come in at $10,000 or below
It's just so hard deciding if we want to put that much into a 25 year old single wide.
Another question-Is it cost effective for us to out that much into a single wide?One that still needs new windows down the road and probably a new a/c unit eventually?

My bride would remind me that we usually have to double most of the estimates we get....when it comes to "homes on wheels". Lots of hidden problems can crop up on a MH. What if the renovations come in at $20K? Would that convince you to trade it in on a new one?? Did you price a new trade deal? So you'll know.

What amount did the county property appraiser put on the mobile? on the land? What are similar properties going for?

My bride wouldn't let me put much money in it.

Just my thoughts.

If you can get someone to do all that work for $13K, I'd say you have a very low price. Just painting all the walls & ceiling inside of all the rooms of a 14x64, minus a den has got to be about 2400sf of painting. That is 7 gallons for one coat. Behr Premium is about $28, so at least $30 with tax. That is over $200 in paint, one coat, no primer. Most painters here are charging over $1 a foot.

You are probably looking at 45 SY of carpet. I would think cheap carpet and pad would cost $25 a yard installed. Cheap vinyl will run $32 a SY installed and that does not include pulling & resetting of appliances and new molding.

I could be way off, but I have been doing this work for a long time and stay pretty busy. Because almost all of my work is in mobile homes, I have to keep prices very competitive. Might be just the difference in areas, but I am sure materials like paint and carpet are about the same.

Anyways, if you can get all that work done for $13K, I think you got a steal! I hope it turns out good for you.

Yup,

Real cheap if you are coming in between 10 and 13 grand.

You said it was going to need new windows and an ac unit. I personally would replace what I consider the essentials before I did the pretty stuff. New windows will make a huge difference in the AC/heat bills. Also less sweating and chances of leaks creating water damage and more repairs.

Also before you have all this done I would make sure that the home is level.

I have noticed these quotes are not mentioning the underbelly wrap replacement.
