We're having condensation under the metal roofing resulting in leaks through the ceiling. It seems to happen only after a heavy frost, and the leaking occurs in only one location - where we opened up the ceiling previously due to a swamp cooler problem. Any ideas or suggestions?

Check to make sure the insulation is distributed well.
The condensation is because it is so cold outside but the house is warm inside. Like when a drink glass gets condensation.
You may be able to go in through the interior ceiling then patch it up later.
Be sure to wear goggles and put a plastic tarp down in that room.
You might find a small roll of insulation on sale and use that to stuff or replace the area. Also be observant for moldy or wet insulation. You would want to replace that or it will stink and or cause more leaking later.
Call Dinwiddie Demolition we'll tear that house right down.
