My HOI agent wants me to get something from a contractor telling the condition of the WH. But the plumbers I've talked with "don't do mobile homes".
What can I do?

That's a new one. I think I would start shopping for another Insurance company, If they are going to be that knit picky over a water heater I would imagine they would do the same to deny any claim you might have.

I just had 4 stick homes insured with a new carrier, and the new carrier insisted they have an agent photograph all four exterior sides of the homes, the breaker box in each home, and the water heaters.
I think condition of the water heater is becoming important to them because bad ones have caused claims. I have no idea how a photo of the water heater can in any way tell what kind of shape it's in.
