Re: replacing garden tub in doublewide

the plan is hardibacker, and the corner edge will be bullnose to bullnose, and I was planning on grouting the seam. If it cracks, I can always caulk it later. But I will research ditra . . . After considering our exchange, I have decided to add some extra blocking to support the joists under the tub...

Re: replacing garden tub in doublewide

appreciate the input, I'd like to think that I have a good plan, but since you spoke up, what would be your recommendations?
a) as an alternative to a drop-in, and

b)what to cover the box with instead of tile?

Re: replacing garden tub in doublewide

Was in the neighborhood, dropped by the Habitat for Humanity store, and they had TWO drop-in, 60x42 tubs. Got the one with molded armrests: $50. Next week, will be building the box, adjusting plumbing locations as necessary, and adding 12" floor tile over the box and at least 2' up the surround...

replacing garden tub in doublewide

1990 Guerdon: Renter tells me today that there is a crack in the bottom of her master bath garden tub. I can't get in til Monday to measure and evaluate if a bondo repair is appropriate, but I am supposing the worst, and will likely plan this as a half a bath remodel, doing the tub, and a tile surro...

Re: Total Remodel

That is one tiny master bedroom! I love the sconces - only drawback from my perspective as an investor and landlord, is that it kinda limits where the bed goes, but in this case, it appears that the size of the room limits where the bed goes, so nice decision on the sconce lights. Really attractive ...

Re: Given a 1972 Regent..

I cannot believe no one has addressed this regarding your smell . . . Pull up old carpet and pad, discard. Cut out and repair any bad/weak/disintegrated parts of the flooring with extra support as needed and plywood (see the cr*p toilet repair post a few threads down - theres a good description for ...

Re: Deal of the Century or NOT?

I've made a living the past 10 years buying and reselling homes in parks, and I'll tell you this: what the park want to see in 60 days is EXTERIOR improvements. They usually couldn't care less about what they can't see; it's what the outside looks like that makes the park look better. So put your fi...

Re: Underbelly DIY Cleanup

*I* use the spray glue and woven belly repair fabric under my rentals. Works great. I have NEVER seen a tape product - monster tape, gorilla tape, not even military-grade Shurtape - worth a sh*t. It ALWAYS comes away. Lowes has like 3 levels of spray adhesive - I use the high end, like $11 a can, bu...

Re: Renovation Advice

Raising the whole thing is really really good advice - great idea. Jacking and adding at least a cinder block of height at each pier will give you the ventilation you need and the room under the house that you WILL eventually wish you had.

Replacing smartside siding - windows?

For a rental MH: Should I remove the windows with nailing fins to reattach to the new siding, or just side over them and worry about it if I have to replace a window later?

Re: Roof leak - Qs about roof/ceiling construction

Thanks for the info JD - the thing is, the original material (between joist and metal roof) is ceiling panel fiberboard, and about 3/4 inch thick. Will tarpaper be thick enough? Crap - gotta rip it all out again. And with tenant in place. . . unless I wait for turnover! If it gets to be a problem ag...

Roof leak - Qs about roof/ceiling construction

I am new to the board - can't believe I haven't found this before now. Been Lonnie Dealing and landlording MHs for over 10 years now. 1973 singlewide, metal/metal. Tenant complains roof leaks: I seal, and pull down ceiling, drain and remove vapor barrier and insulation in the affected area, replace ...
