It's going to depend a lot in Texas what county you live in. Harris county is hard to get ho insurance in. Not sure where you live though.

Harry, Keep in mind homeowners does more than protect your home. It also protects you from getting sued if someone trips and falls and bumps thier head or falls down your stairs. DH tried it and it worked fairly well but he didn't sleep well, he was constantly nauseous and he didn' t like how it made him feel. He has been smoking for almost 40 years though.
For a brief and happy time though, there was much less cigarette smoke floating around.

You will probably need to have the ceilings a tad lower than the metal as we did. Our ceilings in the basement are lower than I'd have wished them to be to account for the metal beams.
