I sold paint for almost 6 years out of HS and through college. When you look for specifically labeled door & trim paint, it is usually a gloss finish. This is for durability. Doors & Trim get a lot of wear and tear, from things running into it and hands constantly touching.

Thank you everyone for your involvement and responses! I want to first address the issue of the CPVC connections right out of the water heater. - This is exactly how it was hooked up when i bought the place from the park. The brass connections are sold with 3" CPVC stubs and labeled 'water heat...

T&P Relief Valve Drain Pipe

So, Im replacing my water heater (leaky one from previous post)...And i simply pulled my T&P Relief Valve Drain pipe up out of the floor. I shined a flash light down there and all I see if belly insulation! Shouldn't this be draining to a pipe? or at least to the ground to prevent any damage to ...

We slowly replaced our self-contained switches...just to agree with everyone else - they are scary. In one room, when held in the right place, the switch would crackle & fuzz while flickering the light... I feel so much safer now that we have replaced nearly all of them.

14-17 yrs old. When the plate for the upper thermostat was removed, there was condensate behind the plate there and on the back of the fiberglass insulation block behind the panel. So if it is leaking, it isn't from the bottom rusting out.

I recently (month or so ago) found a draft in the back entrance. the floor is cold, and cold air comes in through the areas by the pipes. The water heater is feeling the draft, so the outside of it is cold to touch...so if the outside is cold and the inside is warm - would that not cause condensatio...

I've also read that a water heater insulation jacket would help with condensation. Is that overkill? Maybe ill just buy the pipe jackets first and the drip pan. Yeah - the on demand route is no longer an option. If I went gas, I would have to run a gas line and new venting. If i stayed with electric...

I had an uncle stop by, he is a master plumber, to check out the water heater. He thinks the water is condensation build-up. He opened up both thermostats and showed me some of what he believed to be condensation. Has anyone else had a condensation problem with their hot water heater in the winter? ...

haha - my 96 skyline has hints of its past with both hunter green and pink carpeting...found strands of the old stuff when we put in the new :)

Yes - #1 seems to be the consensus between friends and family as well. I was hoping #2 would win out, less re-routing of the drain pipe ;) but it shouldn't be too difficult.

Commodore - that is a good point about the door! I will keep an eye out for sales to see if i can add that into the budget.
