Guess I should have mentioned, there is no furnace or duct work, it has electric baseboards (and a wood stove). The skirting that was on it before we moved it was straight vinyl, no insulation. From your description, the very first thing I'd want to investigate is why the floor is sagging badly in spots, before spending money on anything else. If the roof isn't the culprit, then you really want to find out what's happened. Could be the proverbial can of worms.

I've done it. There are special kits for painting tubs. Looks fantastic when done... until a couple of years later, when it starts flaking off. Agree with JD, great if you don't plan on using it. For the price of 2 or 3 paint kits, you can buy a whole new tub if you plan to actually use it.

Just my amateur $0.02; 25 to 30 years doesn't seem that old, that makes it a 1982 to 1987 model. You can have a 30 year old MH in perfect shape if it was sitting far enough off the ground, the skirting was well ventilated, the caulking was kept up and leaks were mitigated asap. Sounds like a good plan to me. Probably done in an attempt to mitigate drafts. I think sometimes people go crazy trying to seal up everything with plastic, spray foam and so on, only to find out later it was a bad idea when everything goes mouldy because they didn't allow things to breathe.

I have a couple of small tears, and a couple of places on mine where plumbing and wiring were added and the material not patched up. I asked the MH movers what was best and they said Tuck Tape (the red stuff) was the best thing to use. Mine has a sort of canvas like material, black in colour.

Thanks, they are the kind that run the whole width, but seem to be 16" or so wide, stapled up to the trusses with 2" filler strips in between that snap in. There is a MH dealer nearby, I'll ask them maybe, and also about the tie down anchors. I guess the alternative would be to go over wha...
