+1 on what greg said. It may be a valve that vibrates when the water expands and contracts, or a hard water build up. Does it only happen when water is running?

I faced my jams with pine. I ripped them to width and then used pine again for the trim around the doors. Finished with tung oil.

1x4's will not significally support anything. What is in your walls now for structure? Without perimeter blocking, your floor joists are important too, as the load has to be carried by them to the metal frame.

Personally, I just go to the lumber store and buy 1x common pine and use that. The table saw and router takes care of anything else.

If you are going as far as you are saying, I would recommend the Grace Ice/Water shield over the felt. It will actually seal around any fasteners through it, ensuring a watertight roof. I don't think I would add the foam though.

The thing about Kilz and Zinser primer is that they are alcohol based (like shellac) and will seal the surface from anything coming through. If you have stains on the wall or ceiling, a coat of shellac over top of them will stop the stain from coming through whatever you put over the shellac.

I think (and I may be wrong) that Zinnser Bulls eye primer is equivalent to kilz primer.
