Well doing some quick research it appears I could get an electric tankless as a replacement. That would save costs of having to contract out getting a gas line and venting installed. Anyone have any experience with an electric tankless? and would there need to be any MH approval for those to be awar...

Well I was going to replace the drywall access panel to my electric water heater with an actual door, and this is what i found... It appears as though the water heater is rusting out. Master Bathroom Remodel Blueprints
Finally sold my blue jacuzzi corner garden tub over the weekend! Craigslist has come through again 8) Anywho, time to start planning the overhaul. As you you can see from the original layout pic our master bath, like many, was built around a gigantic bathtub with a tiny 32" square shower stall....

Got them in! look great, work great - very excited to not have to leave the house to do laundry. There was a vent already straight outside and the dryer hooked up with a foil vent, only 2 quick elbows in it.

That's a good point, but no it's electric. In my line of work i sometimes have to proof power tool manuals. A lot of paragraphs with the cautions and warnings are simply copied and pasted and sometimes end up placed on the wrong tool. I wonder if maybe this paragraph was simply pasted from its 'gas'...
