Re: Rim Joist

Edit...Get rid of all rotten wood from under there! The methods that I've used repeatedly on my rentals: You'll have to remove underpinning and peel open the sides (only at the bottom 1/3) of your mobile home...do only as much as you can repair and close back up in a day's time CAUTION: If working o...

Re: The cursed electrical outlets!

Replace it with a traditional outlet. Those plugs are worthless, in my humble opinion.

Re: Installing New Waterlines

I come up from the ground with 1" PVC. Next in line is the Pressure Reducing Valve (make sure arrow is same direction as water flow). I come off the PRV with 3/4" PEX to water heater. All lines to/from water heater are 3/4". All horizontal runs under the trailer, yet inside the belly ...

Re: Are Wall Mirrors Behind Corner Garden Tub Safe?

I did take the mirror off the wall in this bathroom as we are rearranging things. It was stuck on there very well with the glue used at the factory (1994 model)! It came off in hundreds of pieces! I guess I'm over-thinking the safety factor.

Are Wall Mirrors Behind Corner Garden Tub Safe?

Thanks for the reset, Greg. Do you consider mirrors on walls behind a corner garden tub to be safe? These are 2 large mirrors, one on each wall. They are glued onto the sheet-rock walls with cheesy picture frame nailed to the wall around them. I'm in the process of bringing my third mobile home rent...

Re: How would you fix this? Subfloor/Wall

1. Open the outside of the mobile home. Panels have very sharp edges...be careful. This will give you a chance to determine if any damage exists to your rim joists. 2. Run saws-all horizontally between bottom of sill and top of flooring. Go about 8' 2" at a time. If working an outside corner of...

Setting Up 1994 Mobile Home...Which HVAC System?

Hello all, It's been a while since I last posted. I'll be setting up another rental mobile home. I live in North Alabama and want to know which type of HVAC system you HVAC-trained folks would recommend. I guess the old system is referred to as a "split system", furnace in closet and AC wa...

4-Ton Rheem Heat Pump too Big for 16x80?

Hello. I have not posted in quite some time, but I do have a question. I've found a really good buy on a 16x80. For an extra $500, I can have a 2009 model Rheem 4-ton heat pump. Is this too much heating and cooling capability for a trailer this size? The unit looks brand new.

Re: Concrete Runners

I should clarify my post. I did not know what was meant by a runner. I know what foundations are footers are but just did not know what was being referred to when the term runner was used. Being from the south and I don't know if that has anything to do with it, I've never heard the term runner when...

Re: Wallboard Replacement Options

I'm helping my brother perform this exact same task. In fact, I'll be leaving the house in a few short minutes. He decided to re-install the white sheet rock that has a very light textured swirled wall paper type of covering. As far as the most durable, well paneling perhaps, but I've seen holes pun...

Re: Self-Contained Switches/Receptacles in Mobile Home

Greg, bobfather99, Thanks for the replies. If the 3 switches are labeled with On/Off then they are single pole. If not I'll have to assume they are some other type of switch. When my brother and I reach the point of hooking up power to the home, we'll seek out a licensed/qualified electrician. I don...

Self-Contained Switches/Receptacles in Mobile Home

I'm helping my brother repair a mobile home and it is wired with self-contained switches/receptacles (14-2). In several areas we had to replace the sheet rock and thus installed new-construction gang boxes for the switches/receptacles. I'm fairly confident with regard to rewiring the receptacles but...
