Its a singlewide unit. The ac in in the middle of the house. On the side of the unit with living room and master it is warmer then the other side of the unit that has two bedrooms.

And just so you know I have changed the water heater and the floor had been replaced in the closet at some point. The bathroom located next to the water heater also has some water damage along the bottom of the wall so that also leads me to believe the water heater just may be the culprit.

The majority of the damage is under and around the water heater door on the north side of the house. I was using just regular silicone caulking. Would the dealer for duct work work for sealing the roof? I know it may not but that is what I have on hand currently and it would be easier if it would. Is there no way to just replace the rubber gasket on the pipe?
