I had a similar problem with the hot water in my kitchen, turned out to be a bad shutoff valve under the sink. The rubber gasket inside had separated from the part that turns and was floating around inside. If I closed the valve and reopened it, It would work good for a while, and then taper back do...

Georgia Pacific has a PLY product called Plytanium-Dry Ply. They introduced this to compete with Advantech. It is also made to be water resistant. Yeah, The vent pipe goes up inside a wall that has a closet on the other side.

Funny thing is, it also has that other kind of vent on the sink inside the vanity.
