after cleaning the ducts in my repo with an industrial vac i attached the hose to the exhaust side of the vac and blowed all of the debris that was left to the next vent and repeated the process. i had a couple of places in the duct work under the vents that had rusted out and thought about covering...

You're probably right about the discoloration being caused by cigarettes instead of the furnace.
Can anyone tell me if I could use one of those steamers to remove the yellow from the walls or will the steam and heat destroy the vinyl wall covering in the process?

Please post some pics for us to view. I'm still patching holes and priming walls in my repo home. Can't wait to get the walls painted.
I don't know if the gas furnace caused the discoloration of the vinyl covered sheet rock but every room in the mobile home has that sickening yellow look.

I've primed all the ceilings with white Klitz general purpose primer and they look good so do I really need to paint them again with regular ceiling paint or can I leave them as is?

It's a SW is in the northern mountains of Va.
I don't know how long the water has been standing in the duck work but the shop vac was full of water when I cleaned the vents out yesterday.
It's strange that much water could get in the heat ducts but not drain out.

Yes, we are checking and repairing the rest of the band board and the floor joists...not just caulking the nail holes. Thanks for your replies. The only reason the underpinning was up so high was because the home owner installed it himself and maybe he didn't know what he was doing.
