Possibly getting a 71 sw, 2/1, as a rental. It's been abandoned for years; we're talking double digits in years. Roof leaks, install membrane. Trusses all good, but the original fiber panel ceiling 100% bad. Even where no staining, it's wavy between trusses.
Options : pull & replace with thin rock (least attractive... all those staples!), purlins across trusses & square interlocking acoustic panels, vinyl-clad Luan, 1/4 plywood...
Advice? Suggestions?

Make sure you check that the trusses are still straight. You may find that you need to shim the ceiling panels to make them lay flat. I would go with 3/8 sheetrock id everything is solid.

After watching YouTube, I'm seriously considering a suspended ceiling
