I can get into this for less than most cars and it need lots of work but is lake view with lake access. I have plans drawn up for it . It needs alot of work IE kitchen bed bath septic.It needs a ROOF NOW water in floor( concrete floor and wall)

Aside from the roof leak, soft floors, rats, mice and bursted plumbing ........ how do you like it?

The answer to that question depends entirely on what similar homes sell for in the area and how much you estimate repairs will cost.
Also is it an investment or for personal use.

personal use . The only thing that scares me is the water and mold. I plan on ripping off the roof and pressure washing the bottom rock walls and concrete floor with muratic acid. then let the sun shine air it out for a while then put a temp roof on till I frame the rest of the house

But is it worth it?
What are the comps for the area? What are the projected repair costs?
Without those answers it could simply be a overpriced money pit.

Consider how long it has been for sale and if it is a good price why has it not already sold ?

Not for sale but the owner will sell it. No comps. I think I can finish it up for about 30K
