Cost of moving a mobile home

I brought a lot 120" x 96" almost 5 years ago, it is already equipped for a mobile home but my problem has been getting it there. I have met all the requirements asked of me such as zoning and etc. But I keep getting the run-around by movers as to how much it cost to move a 15 x 76. What is the national average, some say they will move it but won't break it down. Some say they will move it for like $10,000 or one guy even said 30,000. Yes, that is more than the home cost. I even booked one and they later said I gave the wrong measurements their axles wouldn't fit and they backed out the move. I talked to some other home owners in my park who moved here from farther away than I and they all told me these people was ripping me off not to believe them, they said it takes usually be 2,500-3,500 to move.

I have remained at my lot for 5 years because I haven't been able to find a mover and it doesn't make sense to keep paying rent when I have a lot of my own.

So am I doing something wrong here?

Why is it so difficult to find an honest mover?
:(

Hi

Moving a MH and setting it up can cost a lot of money.

There are a lot of factors involved: mileage, labor market, skirting, steps, air conditioning, power, plumbing, grading, soil testing for pier supports, tie downs.

How much of the work can you do?

Harry

Hi,

I do believe those quotes are way out of line, or at least they are for my area. Harry mentioned the stuff involved in moving a mobile home.

In my area, the set up crew has nothing to do with the plumbing and electric, this is done by those professionals.

Call some of your local MH dealers and ask who they use to move there homes, or the people that said the cost was to high, who did they use?

As Harry said, there are somethings that you may be able to do yourself, remove skirting, disconnect plumbing, steps, decks etc...

Thanks Harry, I can do some of this work myself like remove the skirt, I don't have a porch or shred or anything like that. I have been getting decent prices as of lately when I started acting really bullish about getting them, these were the extreme prices I quoted I have gotten in the past 6 months. I have already had the soil and sewer tested, skeptic tank pumped, water ready to be turned on, phone and electric line installed, there was already a mobile home there when I brought the property. So all this is no problem, my problem is I keep having movers to back out after we have decided to move, the last one to do this just a few days ago, everything was packed and ready to go tomorrow.

I have called several MH dealers and most movers do not work for individuals but only for the MH dealership.

My air condition is inside (central air) From the look of the sewer pipe line I believe I can disconnect it myself.

Yanita, :) I knew those prices were too high when those people said it. That is why I did not hire them.

The people who said the cost was too high moved here from states between 500-800 miles away. Saying this is more than they paid to move here and one couple moved a double wide. They gave me the names of the companies who said these kind of quotes I gave in my letter was for it you was moving all the way across not under 250 miles away. And the companies who moved them said it would be best if I hired someone local for such a short distance. They even told me that there are laws governing the amount can be charged by a reputable company and if anyone suggest anything like that leave them alone.

I know I can remove the steps and skirts, I am not sure about the plumbing I will look at it to see if I can, it looks quite simple.

I hate to get an nasty attitude about things but apparently I saw today that was going to have to be the case to decent price and a signed contract. I am just not a pushy person. I see now I was asking too nicely.

I have hired people several times to do the reconnection, ( here these contractors must be different from the movers. ) when the home arrive in the new place. That's another problem this constant not honoring what they say they will do is creating. Several contractor have had to give me the down payment back because the home did not arrive as they were told it would. Making it difficult to hire them again when they think you are just playing games or can't make up your mind what you want done. Thanks God through all this I haven't lost any money.

Hi

In my area....not a lot of folks move their MHs. They usually sell their MH and buy another after doing the numbers.....so to speak.

I guess our mobile homes are not so mobile after all.

Let us know how you make out.

Harry, thanks for your letter, here people moves all the time because by the time most finish paying for one home they find it senseless to get into debt again to buy another one. A few people around here does that. I guess some people just love paying mortgages. LOL!!

I have just started the project and I am finding more and more reasonable priced movers every day, so I think if I just keep looking I will find one at a price I can afford.

Hi Breck

I agree and we'll probably see more MH moving as long as this economic crunch continues.

Living mortgage free is a wonderful thing....and so far my bride agrees with me on that issue.....knock wood.

Your single wide does cost less to move than a double or triple wide.

What state are you in? I can't seem to get your profile to work.

I am in southern Indiana.

Nope, around here they don't believe in selling them unless they absolutely have to. Once these people pay for one they stay in it until it fall down or a tornado tear it down. Whichever one comes first!

But seriously thus, I hear you about the economy, if things keep going the way they are going the public's opinion about a mobile home is going to change. So many people are homeless while we cheap housing people at least have somewhere to stay. Because we were looking out for times like these when we brought our homes.

I don't know what the average is, but heres what I paid to have my 16x80 moved (they hauled it about 40 miles from a park (where I bought it as a repo) to my land:

$1500.00 for moving it, blocking/leveling it, and anchoring.

I had an electrician friend of mine bury conduit and reconnect the electric, all I had to pay for was the materials, and that was about $300.00

It cost me $150.00 to have another guy come out with a ditch witch and dig the trench for the water line, 90ft run to my well head. This price also included the pipe, and of course filling the trench back in.

The septic was a different story... I have a septic on my land for my shop, but nobody knows where it is, and the previous owner of the land (who bought the land in the 1970's) didn't even know.... Rather than fool around locating it (there's tales that say the leech field is actually on the neighbor's land, I didn't want to stir that bucket), I just had a new septic installed. I just didn't want to mess with a 30+yr old septic system, which could be in horrible condition. It's fine for the shop commode to dump into, but that's about all I'd trust it with. The new septic was $2100.00 for everything, including hookup. Of course, if you're on city sewer, you wouldn't have this expense, just the expense of connecting it.

For comparison reason; In Georgia I got a quote on moving and set up of a 1987 14 X 70 mobile home. A within county move would have cost me $1500 and an out of county would have cost me around $2100.
