I would tend to agree with the others, Unless there was a problem starting before the awning was installed I would doubt it is rotted. Make sure everything is caulked, clean up the mold and keep an eye on it. Greg

Moonie, It really does not look bad at all, it is avalable in different colors. There is also cement skirting out there, a little too expensive for me. Greg

They do make an outside plastic for storms, I would have my doubts as to how much help it would be. Add the wind factor trying to blow it off or at the very least make it flap and I don't think I would do it my self. Greg

Jim, the problem in a mobile is usually space, as you know there usually is not a lot of it. I think that if it is setup & works well in the shed I would leave it there. I am not sure if it is a pro or DYI job. Greg
