The vent under your sink is most likely a Oatey Sure Vent. When they go bad the allow the water to drain with no problem but also allow the sewer gases/odor to escape. Happy New Year!

Advantech will probably cost you a little more but will out perform traditional Ply. It has a lower absortion rate and less deflection. Most of the higher end home builders use it today. Dont confuse it with standard OSB.

I would get a hygrometer so you know what the humidity level in the house is. Take a reading in the room where the leak is. Anything above 40% and I would be suspect of condensation.
