I'll add a bit here after finding a snake under our home. The home is modular on a steel frame. There is a permanent brick foundation but like Yanita said the brick doesn't actually touch the home's steel foundation. There is (was) a small gap around the entire home between the siding and the brick....

Another thing people can do to prevent spigot freeze is to add freezeproof sillcocks. These have a really long stem and allow the water to still be used when needed, but don't allow cold air to come in contact with anything that will freeze up. I'd say find out what type of floor structure you have. If it's OSB or plywood subflooring supported by 2X8s then I'd say you'll be fine. If the flooring is the cheaper and weaker particle board then you might have an issue. Maybe some members here have done similar updates and will chime in. Later!

Posting a few pics would really be helpful. Personally I'd look more into changing the slope and direction of the grade itself so the water is diverted in another direction. Yeah you do have to be careful with what is mixed with bleach, but Simple Green is totally harmless mixed with bleach and cleans everything outside better than anything I've tried. Tell you what I've done for cat urine on outside furniture with cushions...... I came up with a mix of 1 pint of bleach, 1 pint of Simple Green and mix this with 3/4 gallon of water. What I'd do is drain the heater and take both elements out. Look/feel around the inside of it the best you can to see what type of shape the tank is in. If all looks OK and there aren't any signs of leaking externally I'd replace both elements (maybe $25) and see how that works. They are easy to rep...

I don't know if you mentioned it in previous posts, but do you have gutters? If so water could be streaming down behind the gutters and then dropping onto the siding and running down from there. Could also be a case of heavy condensation. Later!
